Homes are Taking Longer to Sell

Median days on market in Clark County increased steadily from 57 days in October 2025 to 73 days in January 2026. Year over year increases ranged from 15.2% to 17.7%.

Longer timelines suggest buyers are moving more deliberately. Homes are still selling, but pricing strategy and condition are playing a larger role in how quickly a property attracts interest.

 

Inventory Has Increased

Active inventory in Clark County ranged from 8,998 to 10,534 homes between October 2025 and January 2026. Year over year inventory growth ranged from 8.0% to 33.0%.

Between October 2025 and January 2026, the percentage of listings with price cuts ranged from 19.3% to 31.0%.
