The Salt Lake County housing market has shifted into a more competitive phase entering 2026. Recent listing data shows flat to slightly declining home prices year over year, longer selling timelines, and a meaningful increase in price reductions.

Median listing prices have ranged from $560,000 to $595,675 in recent months. Year over year changes have ranged from -2.6% to +0.1%.

That signals price stability rather than growth. After several years of strong appreciation, values in Salt Lake County appear to be leveling off.

 

Homes are Taking Longer to Sell

Median days on market have ranged from 58 to 72 days, with year over year increases between 5.8% and 11.6%.

Longer timelines suggest buyers are moving more cautiously and comparing options more carefully. Homes are still selling, but pricing and presentation are playing a larger role in how quickly a property moves.

 

Inventory Has Increased

Active inventory has ranged from 2,091 to 3,018 homes, with year over year increases between 7.1% and 16.1%.

More inventory gives buyers additional choices. In this type of environment, sellers face more direct competition than they did in tighter supply conditions.

 

Price Reductions are Common

One of the more notable signals in the current Salt Lake County market is the percentage of listings with price cuts. Recent figures range from 20.5% to 38.0%.

At the higher end of that range, more than one third of sellers adjusted their pricing after coming to market. That indicates expectations and market reality are still aligning.
