Latest Trends and Insights in Austin's Real Estate Market

Austin’s Growing Real Estate Market

Austin’s real estate market is experiencing a shift in May 2025, moving towards a more balanced state after years of rapid appreciation. While prices have cooled from their peak, demand remains strong as the broader economy stabilizes. Inventory levels are on the rise across Travis and Williamson counties, offering buyers more selection and greater negotiating power. This update will explore key trends and uncover opportunities to help you stay ahead in one of the nation’s most dynamic housing markets.

Key Market Trends

Note: Data as of May 20, 2025, for properties built before 2017

Active Listings Surge

Travis County experienced a 19.2% increase in active inventory compared to four weeks prior, showcasing improved availability across price brackets.

Williamson County saw an even bigger 24.2% jump in active listings over the same period.

Mixed Results in Pending Sales

Travis County pending sales rose slightly by 2.5% compared to 4 weeks ago, while Williamson County recorded a 5.4% decline. Weekly fluctuations in pending activity remain pronounced across various price segments.

High-Dollar Segment Gains Momentum

Pending sales for high-end homes ($1.1M+) surged by 22% in Travis County and by an impressive 66.7% in Williamson County over the 4-week period.

Shifts in Mid and Entry-Level Markets

Mid-range homes ($500K–$700K) showed mixed trends: pending sales dipped slightly in Travis County (-1.4%) but active listings increased by 17.5% in Williamson County.

Entry-level homes ($200K–$500K) saw strong active inventory growth in both counties, providing more options for buyers in this competitive segment.

County Insights

Travis County Highlights

Active listings rose across all segments, with premium properties ($700K–$900K and $1.1M+) seeing strong buyer interest. Pending sales for these segments increased by 6.8% and 22%, respectively. Inventory growth in mid-range and entry-level homes offers negotiable opportunities for buyers.

Williamson County Highlights

High-dollar homes led the market with a 66.7% increase in pending sales for properties over $1.1M. While some mid-range homes faced decreased buyer activity, the rise in active inventory has created a more diverse and attractive market for buyers to explore.

What Does This Mean for You?

For Buyers

High-dollar buyers should act quickly as this market segment experiences rising interest and pending activity. Conversely, those exploring mid or entry-level homes in Williamson County can take advantage of growing inventories that might offer more room for negotiation. Travis County also presents broad options across all price ranges.

For Sellers

With significant buyer interest in the $1.1M+ segment, now is the ideal time to list high-end properties. Sellers of mid-range and entry-level homes should focus on pricing competitively to stand out in a market with rising inventory.
